Car Parks

When the development was built owners had a right to buy a car park space along with their flat. If that is the case for your flat, you will find your allocated space either in the upper covered car park (aka -1 car park) or outside (where there are a few Berwick spaces) and your lease will refer to it.

How to find your space:  The spaces do not follow alphabetic nor block sequence, so you have to look for yours: the plan of the car park spaces below might help you! 

The allocation is painted in yellow on the floor in front of each space.  Each block has a letter (B =Berwick, D=Drake, KF = Kingfisher, K=Kittiwake, L=Lapwing, R=Redwing, S = Skylark, SW=Swallow and the flat number is written next to it.  E.g. KF 9 = Kingfisher Court, flat 9.

Some flats have their allocated space outside the building between the gates to -2 and -1 car park.

A few flats have a second purchased space in the lower car park (aka -2). Those spaces are numbers only with no reference to the block or flat number.

Visitor car park spaces have a white letter V and are located just before the caretaker’s hut, before you get to -1 car park. Please do not abuse this area, e.g. if you have only one car park space but two cars.

Ownership of car park spaces

The carpark space is part of your flat’s lease and therefore must be passed on at the sale or tenancies.

Leaseholders who sell their flats must pass the car park fobs to the new owners.   You cannot keep your car park space if you are no longer an owner of a flat.  You cannot give access to the car park to anyone else if you do not live on site.

Tenants right to parking

Leaseholders who rent out their flat cannot refuse to provide tenants with a car park fob for them to use the allocated parking space.

If the leaseholder(s) does not live on site, they have no right to give access to that space to anyone other than their tenants. 

Please make sure that the letting agent and BCML directors are aware of who has fobs (a security issue).

Tenants must return any car park fobs to their letting agent along with all other keys.

Cycle Storage

You cannot leave your bike in the corridor nor under the stairs.    This is for reasons of fire escape access.

Any bike attached to railings or left in communal areas such as courtyards, car parks or corridors will be removed without further notice.

The allocated carpark spaces are for private motor vehicles only, which includes motorbikes.

Cycle Cages

We have a limited number of secure cycle cage parking in the -1 upper underground car park.  Cycle storage is managed by Berwick Court Management Limited (BCML)

You can apply for a place / join the waiting list for a cycle cage space by emailing berwickcourtdirectors@gmail.com

Using the cycle cage will free up space in your flat and make any emergency evacuation from your flat safer.

Use of the cycle cage(s) is the cost of the refundable key deposit, (currently £40)  Each bike will have be registered on a database and will be issued with a numbered  BCML asset tag to identify it.

Access to the cycle cage and the car park gates is 24/7.

If there is sufficient space residents, can also put their children’s bikes in the cage. If the parents already have a bike space, there is no additional charge. If the parents don’t have a space then the £40 key deposit will apply.

Please note any cycle space is personal to you (it is non-transferable) and terminates when you move out of the development or if terminated earlier by BCML or yourself.

While waiting for a cycle cage space, you could join the waiting list to rent a locker or space in a locked hanger in the local area.
