FIRE STOPPING WORKS NOTICES
AND UPDATES

Fire-Stopping Works starting from Tuesday 22nd April 2025
Further to all the survey and inspection works that have gone on around the development for the last month, we are pleased to say the fire-stopping/compartmentation remedial works will be starting next week. The team will arrive and set up their portakabin etc., on Tuesday and work will commence on Wednesday 23rd April. The works will continue until approximately end May.
Who is undertaking the works
There will be a team of operatives from Miller Knight, a company commissioned by the developers, Bellway Limited, and they will be working block by block to make good the fire-stopping defects of the original build to make our development completely safe.
As soon as we have a more detailed schedule of works we will let you all know, but their starting point will be Skylark Court on Wednesday.

Their Portakabin is now going to be located along the back wall at the rear of the building so visitor parking spaces there will not be available for use. We apologise for the inconvenience this may cause you, your contractors and visitors.
Working Hours
The team will work Monday to Friday from 8 a.m. until 5 p.m. with no noisy works before 8:30 a.m. We hope that everyone will appreciate that these works are urgently required and will co-operate as necessary
There should be no need to enter individual flats.
Where operatives are working, they can move at any time to allow residents to access their flats. Signs and letters will be issued to inform them that work is taking place on their floor and above their front door
Works Programme dates
They will issue a programme showing the dates for each block and floor. They will also distribute weekly letters to ensure residents are aware that we will be working on their floor in the coming days.
Thie carparks are not part of their scope of works
Waking Watch
It is anticipated that as each block is completed and signed off, the Waking Watch team can be proportionately reduced.

BCML and Warwick Estates have worked very hard for well over a year to get these works approved and started under the Government remediation plan and we are extremely relieved we are on the final stretch now.
